An earlier view(bottom of blog) shows the same room with the walls removed - this location had a beam installed above to support the expanded kitchen space.

The kitchen was most improved in this house - the previous kitchen layout was not nearly as spacious or as functional. Lighting is current with 2007 codes to have 50% florescent lighting in the kitchen. The bulbs used were the warmest light fluorescents on the market.

This project involved remodeling a 2 story house and adding space onto the dining room to enlarge the kitchen. Much of the house was in disrepair, including water damage, termite damage, urine staining/soaked subfloor 2nd floor; and plumbing leaks.
This project involved remodeling a 2 story house and adding space onto the dining room to enlarge the kitchen. Much of the house was in disrepair, including water damage, termite damage, urine staining/soaked subfloor 2nd floor; and plumbing leaks.
The project started planning in June 06 and submitted permit in Aug. 06. To get a head start, we started demo and jobsite cleanup ahead of time filling 2 dumpsters prior to digging trenches.

Some of the challenges included a) moving the bearing wall inside to make the kitchen larger; this involved an additional concrete footing, a beam; and moving drain lines, b) saving as much plaster walls and ceiling as possible; c) securing the residence at night; d) saving as much of the stucco as possible.
All electrical conduits and flexible conduits were removed. New wire was placed to connect up about 50 recessed lights; the same number of plugs; 4 220V circuits; and undercabinet lighting.

- New flooring; demo half of the wallboard; all of the subfloor 2nd floor; 1/4 of the ceiling; add insulation wherever possible.
- All new plumbing, electrical and panel, gas, telephone, cable, and networking
- Expand heating and cooling; new fireplace mantels and stone.
- New cabinetry throughout; granite counters; tile floors; wood floors (2nd floor)
- New siding; stone wainscott outside; new trim; interior and exterior lighting
- New paint inside and out; moulding throughout; new roof.
